Unusual Partnerships Result in New Multi-Practice Medical Building - Durant Medical Center

Raleigh, N.C. – The just completed Durant Medical Center, north of I-540 on Durant Road, is now open and the home for new branch offices for five prominent area medical practices. The practices are Raleigh Orthopaedic Clinic, Wake Internal Medicine Consultants, Raleigh Neurology, Carolina Back Institute, and Raleigh Ophthalmology. The facility also houses RX Urgent Care, a division of Wake Internal Medicine, and a shared physical therapy center. In a non-traditional arrangement, the five practices joined together to act as the owner/ developer for this project. The entity created to manage the development process was named North Raleigh Medical Realty. The practices worked with Williams Realty to find suitable land in what they saw as an underserved but rapidly growing area of Wake County. HagerSmith architects did the design and most of the space planning, while Williams Construction handled the construction of the 60,000-square-foot building.
The physicians own the space, and the cost of occupancy for each practice was 15 to30 percent below leasing traditional Class A office space. The doctors also had input during the design process. “With the doctors’ insight we were able to design what we needed for improved workflow, rather than trying to adapt traditional office space to our needs,” said Steve Lauhoff, executive director of Wake Internal Medicine Consultants. “This arrangement is very beneficial and convenient for our patients.”
The location is central to many of the northern areas of the Triangle. Most of North Raleigh and Wake Forest are a short drive from the new building. Brier Creek and Knightdale are less than 15 minutes away via I-540. “Our strategy has been to be where our clients are to make it easy for them to see our physicians,” said Raleigh Orthopaedic Clinic Executive Director Karl Stein. “This area is growing rapidly and it makes sense to bring our services to the patients.”
Durant Medical Center is next to WakeMed North. MRI and CT imaging services are available on-site. Patients in need of many major and minor medical services can receive treatment closer to home than ever before. “We believe that one of the most unique aspects is that three of the groups, Carolina Back, Raleigh Neurology and Raleigh Orthopaedic Clinic, who provide physical therapy, joined together to share common space and equipment. This will be a much more efficient structure for the delivery of this very important service for all of our patients,” said Jim Lord, Executive Director of Carolina Back Institute.
The Durant Medical Center opened at 85 percent of capacity. “We like the concept of ownership, economy of scale, and the convenience of multiple medical services in one building. This is a great example of physicians working together to bring improved care to our patients,” said Dr. Jeffery Kobs of the Raleigh Orthopaedic Clinic.
