Forsite Development, Inc., closes on buildings in Gastonia, N.C., and Trenton, S.C.

CHARLOTTE – Forsite Development, Inc., has announced it has acquired major facilities in Gastonia, N.C., and Trenton, S.C. (near Augusta, Ga.).
The Gastonia facility, which totals 169,850 square feet, is located one mile from Interstate 85, five miles south of Gastonia on Bessemer City Highway. It offers 28-foot clear ceilings, front loaded tilt wall construction, 9,000 square feet of office space, heavy power, and 150 car parking spaces, and is served by rail. It can be configured for 40,000 square-foot multi-tenant increments.
John Barker Sr., of Barker Commercial Real Estate, served as the broker for the transaction. Forsite Development hired Thomas W. “Tommy” Turner of Hart Corp. as the leasing agent. Clarus Properties, Inc., co-marketed the property with Forsite.
“The Gastonia facility, because of its high ceilings, heavy power, proximity to a major interstate highway, ability to be easily multi-tenanted, and the favorable business climate of Gaston County and Charlotte region, will make an excellent distribution or manufacturing facility,” said Tom McKittrick, President of Forsite Development. “We are very selective in buying buildings and have good feel for what makes a viable facility. There will be extensive interest in this building.”
The Trenton facility, which features 101,000 square feet, 22-foot clear ceilings, and tilt wall construction, is located off Interstate 20 and just north of the South Carolina/Georgia line near Augusta. The facility is home to the worldwide headquarters of Menardi Industries, Inc., a subsidiary of Charlotte-based Beacon Industrial Group, Inc., and a world leader in providing air and liquid filtration solutions. The building was previously owned by SCANA Corp., the power company in the region.
Grant Miller of SouthEast Commercial Real Estate Group, Inc., served as the broker.
“We found the Trenton facility through out existing relationship with Beacon Industrial Group,” said McKittrick. “We realized immediately that acquiring this facility would be a win-win situation, for both SCANA, which wanted to reduce its real estate holdings, and for Menardi Industries, Inc., a valuable corporate citizen in the community that just signed a new seven-year lease.”
Forsite Development, Inc. (www.forsiteinc.com), based in Charlotte, develops commercial real estate space, both office and industrial, throughout the Southeast. In its three-year history, Forsite has purchased more than 3 million square feet of these facilities and re-leased or sold all but 213,000 square feet.
